Time To Sell?

One of the most common questions homeowners ask is: “When is the best time to sell my home?” While the answer can vary depending on market conditions, personal timelines, and local trends, there are some consistent patterns that can help guide your decision.

In many markets—including here in the Edmonton area—spring and early summer are traditionally the most active times for home sales. Warmer weather, longer days, and the end of the school year make it easier for buyers to shop, view properties, and plan a move. Homes also tend to show better in the spring, with blooming gardens and more natural light enhancing curb appeal and first impressions.

Fall can also be a strong time to list, especially in early September before colder weather and the holiday season slow things down. Buyers in the fall often want to close quickly before winter or the end of the year, which can lead to more motivated offers.

That said, timing isn't everything. While certain months bring more activity, serious buyers are looking year-round—especially in today’s digitally driven market. What’s more important is being strategically prepared. A clean, well-staged home priced right in any season will often sell faster (and for more) than a poorly presented home listed during the busiest time of year.

June 2025 - Market Update

Is the Market really changing?

The Edmonton housing market is showing signs of evolution as we move through mid‑2025. According to the REALTORS® Association of Edmonton (RAE), key shifts in prices, inventory, and sales volume reveal a gradual move toward a more balanced market—yet still experiencing year‑over‑year growth in many areas.

📊 Prices & Benchmark Trends (May & June 2025)

  • In May 2025, the average residential sale price across the Greater Edmonton Area (GEA) was $464,277, reflecting a modest 1.4% decline from April, but maintaining a solid 5.2% year‑over‑year increase

  • The MLS® Home Price Index (HPI) composite benchmark rose to $439,100, up 0.3% from April and nearly 9.8% above May 2024 

  • By June 2025, average selling prices inched higher to $464,955 (+0.1% MoM, +5.9% YoY), with the HPI benchmark at $439,700 (+0.1% MoM, +7.7% YoY) 

These figures show that while month-to-month price growth is softening, long-term appreciation remains strong. This is REALLY good news!

🏠 Sales & Inventory Dynamics

  • May 2025 brought 2,967 residential sales—a 9.7% increase from April but a 7.9% drop year-over-year

  • New listings in May surged to 4,917 homes, up 27.8% MoM and 16.1% YoY 

  • Overall inventory climbed 19.9% MoM and 13.2% YoY in May 

  • In June, buyers saw 2,877 sales (‑2.8% MoM, but +1.2% YoY), while listings slowed slightly to 4,215 (‑10.9% MoM, yet +15.8% YoY). Total inventory reached 6,768 units—up 3.8% from May and 15.0% higher than last June 

📌 Segment-Level Highlights (June 2025)

  • Detached homes sold 2.6% more units than June 2024, though prices dipped 1.0% month-over-month. Still, annual price growth remains healthy at +6.4% 

  • Semi‑detached homes saw MoM sales increase 5.6%, despite a 9.3% YoY drop. Prices showed modest +4.1% annual growth .

  • Row/townhomes remain resilient: +6.8% YoY price growth ($309,811 avg), despite monthly sales slowing 13.7%

  • Apartment condominiums maintained stability (+1.4% YoY price growth), even amid slight sales dips

⏱️ Market Pace & Balance

  • As of May, average days on market stood at 29 days, a 5‑day improvement from last year. Detached homes lingered 27 days, apartments averaged 40 days 

  • RAE’s sales-to-new-listings ratio (SNLR) remained around 60%, maintaining a seller’s-market environment, but edging closer to a balanced market 

🧭 What It All Means

  1. Balanced Market Emerging: Rising inventory and slower monthly price growth signal a shift toward equilibrium.

  2. Annual Growth Still Robust: Homes continue to appreciate year-over-year, especially detached and townhome segments.

  3. Greater Choice for Buyers: With more homes available, buyers gain more selection and negotiating leverage.

  4. Opportunity for Sellers: Strategically priced homes still attract strong interest—though presentation and pricing accuracy are more important than ever.
